We’re delighted to host you in our little corner of Tuscany. To ensure your stay is safe, comfortable, and enjoyable, we kindly ask you to read and follow our house rules and policies.
Booking & Payment
Booking & Payment Process
Request: Fill out the booking form with your desired dates.
Verification: We will review your request and confirm availability. Once approved, we will send you the payment details.
Confirmation: To secure your stay, 100% of the total amount is required. Your booking is officially confirmed and the dates are blocked on our calendar only once payment is received.
Cancellation & Refunds
We understand that plans can change. Our refund policy is based on the timing of your cancellation:

Check-In & Check-Out
- Check-in: from 1:00 PM
- Check-out: by 10:00 AM
- Late check-out may be allowed by prior arrangement.
Suite & Occupancy
- The suite is completely private and independent with its own entrance on the upper floor.
- It can comfortably host up to 4 people.
- Only registered guests are allowed to stay overnight.
Maximum stay: 30 days per reservation
Property Care & Damage
- Guests are responsible for any damage to the suite, terrace, or garden during their stay.
- Please report any accidental damage or maintenance issues immediately.
- In case of significant damage, the cost of repair or replacement may be charged.
- Normal wear and tear is expected and not considered damage.
Smoking & Parties
- No smoking anywhere inside the suite.
- No parties or events — The space is a place for peace and relaxation.
Garden & Amenities
- Guests have access to the garden, which includes a hammock, lounge chairs, and a grill.
- Please treat the garden and all amenities with care.
Noise and Neighbors
- Please respect the tranquility of our villa and surrounding area.
- Keep noise to a minimum, especially after 10 PM.
Safety & Liability
- Guests are responsible for their own safety and belongings.
- The host is not liable for accidents, injuries, or theft.
- Emergency contact information will be provided upon arrival.
Cleaning
- Please leave the suite in a reasonable condition.
- Additional cleaning fees may apply for excessive mess or misuse of facilities.
